HELP PROTECT THIS RENT-STABILIZED BUILDING FROM BEING CONVERTED INTO A HOTEL! 

The Los Angeles Department of City Planning needs to hear your voice in support of the residential zoning of the 58-unit Ellison Apartments in Venice. Property owner Lance Robbins is appealing the City's decision that The Ellison is and always has been zoned for residential use not commercial use. Over the past several years The Ellison at 15 Paloma Avenue has been stealthily converted into a non-permitted, unlicensed and unregulated short-term hotel. This de facto hotel has removed 48 affordable housing units (except for 10 longterm tenants hanging on) and replaced Venice locals with a never ending flood of strangers.  

Robbins is now asking the City to legalize this unlawful activity by granting his appeal to convert the Ellison into commercial use in the midst of an LA housing crisis and permanently remove all 58 apartments from the rental market. We cannot allow this to happen.

    Please protect the renters in Venice and throughout the City of Los Angeles from being forced from their homes! Do not “legalize” this deliberate and illegal conversion of R zoned property to unpermitted Commercial Use! This would be a very dangerous precedent to establish citywide. Protect HOMES, not ILLEGAL HOTELS! Thank you.

    I have lived one block away from the Ellison for over 20 years. Since the conversion of the Ellison into a short-term hotel, there are daily traffic crises on the only drivable street next to the beach: Speedway. Uber and Lyft drivers park in the one-lane, one-way street without regard to the flow of traffic every day. Frequently, it is so crowded that it is difficult to make it through even as a pedestrian. Should an emergency arise, fire trucks and paramedics would be hard-pressed to access the area, putting both locals and visitors in undue danger. Moreover, the loss of long-term residents at the Ellison — certainly the largest apartment building in the immediate area — has devastated the neighborly feel of Venice. If the Ellison is allowed to become a hotel, it will do irreversible damage to the vibe that inspires tourists to flock to Venice in the first place, and set an extremely dangerous and irreversible precedent. Last but not least, the harassment of longterm tenants — including older and economically-disadvantaged neighbors — in order to force them out is morally reprehensible. We are faced with a clear choice: whether we will stand for the rich, diverse, creative community and the residents and artists that have made Venice one of the most fascinating places in the world; or whether we will allow a few greedy landlords to flout the law and exacerbate homelessness for no other reason save to enrich themselves. Clearly, only the Los Angeles Department of City Planning has the means to enforce what’s right, since the landlord is without conscience. I implore the LADCP to preserve the cultural identity, heritage, and community of Venice before it is too late.
